Despite the thousands of foreclosures filed in 2009, we still haven't seen those repos hit the market here in San Diego? There are so many people looking to purchase real estate in San Diego but due to the lack of inventory buyers have been sitting on the fence waiting for any property to become available. Everyone is ready but when will these foreclosures hit? I've done some research and found that most lenders are holding onto their bad assets/foreclosures to report on their 2009 taxes. Most likely there are government programs to assist the banks with these bad assets therefore it makes sense for the bank to release them in 2010. Also by networking with the top REO agents here in Southern California I've heard the same statement that San Diego will be hit hard with a wave of foreclosures early in 2010. All this is promising but how much is true? I believe we will see a wave of foreclosures that we have never seen before! I'm counting on it because I have buyers who are tired of waiting and want something before the tax credit ends.
